Room on Golf Course

I have one bedroom open for rent in my 3-bedroom house. Currently I'm the only occupant and the final room will stay unused. The house is located in a deed restricted area, very safe neighborhood that is centrally located in the heart of spring on the northside of Houston. The room is across from the neighborhood golf course with a great view of the course. The room will include all bills (electric, water, internet) as well as access to my streaming services on the main tv (Netflix, prime, Disney+, Hulu & Espn). Rent will be due on the first of every month and a basic "rental agreement" will be put in place for both the renter and landlord's safety. There will be a deposit of $ upon moving in that will be returned upon moving out, assuming no damage to the property has occurred. We will put the agreement in place for 6 months and evaluate again during the final month of the rental agreement. If there are any further questions, do not hesitate to ask.
