Utilities included(except electric and internet). The renter is responsible for the Electric and Internet setup/charges. First month's rent + Security Deposit ( minus any applicable discounts) due at signing.

Pets: Small cats only ( Persian, Siamese, ragdoll, domestic long/short hair), no weight restriction.
Pet Policy: Pet fee is a hundred and fifty dollars ( refundable pet deposit) + thirty dollars/month pet fee.
No smoking is allowed inside the property.

Keys: Mailbox key, unit door key
If any key is lost or not returned upon the lease end date or move-out, then it will be charged to the tenant, at whatever cost is determined by contacting the HOA at the time for a new key.

No Parties allowed.
Up to 2 Guests per visit are allowed, but may not stay over 2 consecutive days.

Pictures of the Room(s), Kitchen, Living area, and Bathroom(s) are required to be shared upon move-out.

Any damage or potential damage must be reported within hours of occurrence. If notified later, it may, partly, or fully be charged to the tenant for maintenance negligence.

Otherwise, wear and tear cost is the owner's responsibility. This includes gradual depreciation of appliances, equipment, furniture, etc.

Damage to walls, paint, door knob, carpet stains, Television, kitchen appliances, drywall that are determined to be causing functional issues may be subject to tenant's responsibility.
