Private room for rent

Have a private room for rent, have one furnished and unfurnished. It’s just me() and my sister() that lives here. I’m Looking to only rent out to one other person. We work in IT and Gov contracting so sometimes we’re home, sometimes not. Quiet neighborhood, have a pool. Going to eventually have a hot tub in the back yard and gym in the garage. We have a high tech security system, high/fast internet. Price includes utilities as well. We’re looking for someone drama free (no crazy exs or anything) and clean for the most part. Can do month to month or have something long-term (can figure that out during communications). Oh yeah the rooms are pretty big so you’ll get to pick one out of on the first floor and nd. There’s 2 rooms on the 3rd floor but would have to take that up with sis if interested. We are pet friendly just some dog breeds aren’t allowed because of HOA. If it’s trained you’ll be fine though. If you have any other questions just let me know and I’ll get back to you fast as I can. Rent can be a bit negotiable in exchange for doing the dishes or something.
