Room for rent

Recently remodeled home has room for rent for 1 adult. Current male roommate found love and is moving out by the end of June (maybe earlier) so I have one room to rent. Room is approximately ten by eleven feet and has a closet. Room can come furnished with a queen bed, nightstands and dresser. New chest of drawers available if needed. All appliances are in great condition and only 3 years old. Shared front living room and kitchen/dining area. Extra refrigerator in garage. Washer and dryer, covered patio with seating and blackstone grill. Off street parking spot. Satellite dish (and many streaming services), internet, alarm, and utilities included. Share nice bathroom with female roommate. She is early forties, professional who works ALOT! She is awesome- respectful and clean! Me, mid-fifties, male, educator. Both of us are easy going, mind our own business, respectful, friendly, mature, and drama free. She works both from home and the office usually 7 days a week. I’m have a normal educators schedule with summers off. No pets, no smoking, no drugs. Drinking within reason. We rarely have guests over but they are ok on occasion. First/Last/Damage upon move in (I may be able to work on a payment plan for last and damage). 1 year lease, but will consider shorter for additional monthly cost.
