Responsible roommate needed

1 year lease
Single room for rent in a .5 bath house, $/mo.
Deposit will be $.
We prefer someone that doesn't work from home.
Current roommates are both male, really chill and get along really well. We are very considerate with our noise and communicate well. Looking for someone, M or F, preferably over to match the energy. Younger than will be considered, but you'll need to prove you are responsible.
Per Lease:
No overnight guests.
No pets.
No smoking on the property. We are both non-smokers and prefer that you are a non-smoker too.
We would prefer someone who doesn't party, but if you do, don't bring it home or you will be evicted immediately with loss of deposit for the hassle.
Credit/background check will be done at the applicants expense.
The bedroom is roughly ' with a ' closet. The room has a ceiling fan. Each bedroom has a locking door for security and privacy.
We keep it pretty quiet, relaxed, and clean.
Spacious living room and dining room area.
The house has hardwood floors, and was built before insulation existed, so sound travels. And it's hot in the summer and cold in the winter. But, you can have a space heater and A/C in your room to help.
This room shares a bathroom with one other person.
We share 1 garage parking spot, days each per month.
We split utilities equally each month. Utilities include: SDGE, Water, and wifi internet. Averages about $/mo for everything combined.
There are a full sized washer and dryer in the garage. They both work well. The dryer is only about 6 months old.
There is a brand new stove and plenty of refrigerator space.

FYI... It's not gonna be the first to respond gets it. We will both meet you and discuss whether the fit is good. The best fit gets it.
