Fall SFU PhD want a room

Dear Sir/Madam,

Let me introduce myself. My name is Kewen Bu, and I will be starting my PhD in Mathematics at Simon Fraser University this fall in the Mid August(around August th). I am a male student.
I am a quiet and responsible tenant. I do not host parties, smoke, use drugs (including marijuana), keep pets, or have overnight guests of the opposite sex. My hobby is playing volleyball. To help manage my living expenses, I may cook my own meals, but I will always clean up thoroughly and keep the kitchen in good condition.

I want to find a room with monthly rent below CAD and transit time to Simon Fraser University less than minutes.

I am concerned about some questions: Does the monthly rent fee include utilities such as heating, water, and electricity? Would I need to arrange and pay for internet/Wi‑Fi myself? How are maintenance and repair responsibilities divided between landlord and tenant?

It is really a pity that I am not in Canada now. Is it possible for me to ask some of my friends to view? Or could you please me the video or more photos about your house? Or can we communicate on other social media like messenger or whatsapp?
