Renting out bedroom in house

Renting out a room in the house me and my boyfriend live in. We’re both years old, LGBT, and we have a cat. Some honest truths about the house: Very old, quite a few issues, front door was installed upside down, cracks in many parts of ceiling and walls, windows not sealed properly, glass is shattered in garage window, stained and old carpet in bedrooms, bugs get in sometimes, but I don’t think a serious bug problem. Only available until October until further notice, as my grandma owns the property and she’s planning on moving back into the house then, but possibly later. Available right now, the bedroom is furnished, the bathroom is furnished, and the kitchen is furnished, the living room is not furnished quite yet. Looking to make a little extra money and maybe a friend, but since house isn’t all that we’re not charging much to stay. If interested and you have pet, must be cat friendly. My cat is a dwarf and can’t defend herself.
