The room is a spacious twelve ft by fourteen ft master bedroom in my home. Includes a large closet, furnished queen bed with box spring and mattress, and a pre-installed smart TV. All utilities also included. I sleep in the guest room by choice because I want to provide a living environment where someone can feel truly at home and secure — comfortable enough to settle in and stay long term. College students welcome

📄 Lease Terms & Screening
All applicants start with a brief interview. Selected candidates must consent to a background screening (soft credit, criminal, and eviction checks) paid for by me. If we move forward, the lease begins month-to-month. After positive rental history, a longer lease may be offered. Screening helps ensure a safe, respectful environment. 1 month deposit is required. More lease details will be shared during interviews

👤 About Me & the Home
I'm clean, quiet, and drama-free — I mostly stay in my room on my computer but I'm still friendly & easygoing. Occasional overnight guests are okay with notice. No heavy partying. I prefer no pets, but may consider on a case-by-case basis. Smoking/vaping allowed only in designated outdoor areas. THC is okay in non-smokeable/non-odorous forms only. Centrally located near downtown & freeway, UNLV is sixteen mins by car / 1 hr by bus- ideal for students.
