Bdr in Huge SFH + Yard in Echo Park

Looking for a roommate beginning October th at my large single family home with huge back yard in Echo Park! Rent is $ + utilities.

About the house: it's a beautiful, tree-lined SFH in Echo Park, very close to the lake but up one of the hills so no real foot traffic from the lake. The house is a BA house but it will just be me and my dog Tex in the other bedroom. The third bedroom is being used as a home office or guest bedroom. The house has a washer dryer in the laundry room, a gas stove, and a HUGE backyard with a grill. The living and dining room is also quite large. I am open to a dog depending on breed and temperament but we cannot have cats here per the landlord. Street parking only, but plenty of it.

Regarding the room, the bird wall decals will obviously be removed from the wall. A projector is currently mounted to the wall and can be left on for no charge or removed and patched+painted per your wish. The wall AC unit is available for purchase as well.

(Please note: my previous roommate was a bit of a hoarder and brought a lot of stuff in the house All of his stuff in every room + the back yard is going out and I am having the house professionally redecorated.)

About me: I own a business that manages luxury vacation rentals so taking care of houses is literally my job! I take a lot of pride in the house and am looking for a roommate that likes a clean living space. I'm not a clean freak though! I value open communication and having monthly "break bread" sessions about the house. I play piano and have a small studio in the shed out back. I do like to host the occasional gathering here and there but this house is a far cry from a frat party house. I have one dog that lives with me, Tex, who is a very friendly and happy Australian Shepherd. He loves making friends but he is not a fan of bigger dogs.
