Renting out a bedroom in my 3 bed house, the room is roughly square ft and has a closet. Have washer and dryer, the living room, kitchen amenities and bathroom would be a shared space and I'd consider some items being stored in the garage as well, small back yard with a picnic table. The home has central AC.
